Are You Concerned About the Loss of Green Belt Land at Coombes Farm, Rochford?
Many local residents value the open countryside around Coombes Farm, including the footpaths that offer wide views across farmland and access to the King Charles III National Coastal Path. These spaces are an important part of the area’s rural character and are enjoyed by walkers, families, and visitors.
However, this landscape could change significantly if the proposed development goes ahead. Current plans would introduce a large housing estate, bringing substantial increases in traffic, particularly along Rocheway, which is expected to be the main access route.
Coombes Farm is once again under threat of development. A planning application has been submitted by Iceni Projects (reference 26/00106/OUT) proposing at least 240 homes and a residential care home on land south of Stambridge Road. Previous proposals for the site suggested even larger developments, with plans previously indicating over 320 homes.
The purpose of this website is to inform local residents about the proposal and encourage community involvement in responding to the plans for development at Coombes Farm.

A planning application has now been submitted to Rochford District Council by Iceni Projects for the development of at least 240 homes and a residential care home on land at Coombes Farm, south of Stambridge Road.

Why Residents Are Concerned?
Residents have raised a number of concerns about the proposal, including:

• Concerns that this development could open the door to further expansion on the site
